Request for Proposals

Proposals are now being sought for business owners who wish to lease the retail space at 205 West Main Street, Isle. This successful gift shop location has been owned and operated by Thompson’s Lake Country Drug and is now available as a gift shop location. . Business volume of the current gift shop is significant and has increased year-on-year. Isle is a year-round vacation and tourist destination with strong retail traffic.

 

Property Location:           205 West Main Street, Isle, MN 56342

 

Description of property:

  • Building built in 1900; completely renovated in 1980 with ongoing improvements
  • 900 square feet of retail space, corner Main St location
  • Two story well-maintained brick building with share kitchen area/bathroom facilities, and significant dry, clean storage area.
  • Zoned commercial
  • Includes all current displays (shelving, card racks, etc.)
  • Separate entrance with inner connecting door to drug store now owned and operated by Mille Lacs Health System Community Pharmacy
  • Utilizes current electric wiring from drug store; lease will be charged proportionate share (to be agreed upon signing)
  • Security system
  • Wireless internet system included and lessee will be charged proportionate share of cost.

 

Lessee will be responsible for inventory, property taxes, repair, maintenance and upkeep and is expected to keep the business in an attractive, well-stocked manner. Routine housekeeping responsibility of lessee.

 

Exterior and interior branding and signage is responsibility of lessee and subject to review and approval of Mille Lacs Health System Community Pharmacy.

 

Proposal Requirements:

  1. Proposal name, statement of preferred use
  2. Contact name and address 
  3. Menu of items to be sold. Mille Lacs Health System Community Pharmacy reserves the right of veto over products inconsistent with health and wellness imperatives (e.g., no vaping products, CBD oil, etc.).
  4. Proposer credentials and experience
  5. Financial terms with requested lease terms and rate
  6. Term of lease

 

Factors in selecting proposal:

  1. Compatibility with Mille Lacs Health System Community Pharmacy healthcare equities
  2. Lease considerations
  3. Neighborhood compatibility
  4. Lease may require rent payment of a fair market value
  5. The term of lease shall not exceed five (5) years. A maximum of two (2) non-competitive renewal periods may be negotiated with a satisfactory lessee with Mille Lacs Health System Community Pharmacy requiring such changes in lease terms as may be deemed necessary or desirable. A lease and its related extension periods cannot exceed a combined total length of fifteen (15) years.

 

Timeline for Proposal:

Proposals are requested with thirty days (30) of this posting or September 30, 2022.

 

Process:

Mille Lacs Health System Community Pharmacy has the right to reject any and all proposals at any time.

Submit proposals to Jmcdonne@mlhealth.org or by mail to: Mille Lacs Health System, Attn: Jennifer McDonnell, 200 Elm St, Onamia, MN 56359 by 5PM on September 30, 2022.

Proposals are forwarded to review committee for approval/disapproval. Evaluation may occur with the following subjective factors:

  1. Conformance with desired use and neighborhood compatibility
  2. Qualification and experience of lessee
  3. Interview with lessee, if desired
  4. Lessee response to request for additional information.
